Homeowners planning to renovate their roof or façade can still receive financial support in Flanders. However, the Flemish Mijn VerbouwPremie renovation grant was significantly reformed on 1 March 2026. Your income, household situation and ownership of any other properties now determine whether you are still eligible for a grant.
Since 1 March 2026, Mijn VerbouwPremie for roof and façade work has mainly been available to:
owner-occupiers in income categories 3 and 4;
owners who rent out a house or apartment through a recognised housing company;
associations of co-owners and other investors carrying out work on the common areas of an apartment building.
Since 1 March 2026, owner-occupiers in income categories 1 and 2 and private landlords no longer qualify for Mijn VerbouwPremie for roof or façade work. They can only apply for grants for certain technical installations, such as heat pumps.
| Household situation | Category 4 | Category 3 |
|---|---|---|
| Single person | up to and including €24,750 | over €24,750 up to and including €43,240 |
| Single person with 1 dependent | up to and including €37,110 | over €37,110 up to and including €60,520 |
| Couple or multiple owner-occupiers | up to and including €37,110 | over €37,110 up to and including €60,520 |
The limits increase by €4,420 for every additional dependent. The Flemish authorities use the most recently available tax assessment notice.
Please note that anyone who fully owns another house, apartment or building plot in addition to the home being renovated is automatically placed in income category 1.
For owner-occupiers in categories 3 and 4, the grant may cover insulation as well as several renovation activities, including:
new roof or attic-floor insulation;
the installation of a new roof underlay;
new roof covering;
work on the supporting roof structure;
replacement of gutters and downpipes;
certain roof windows, skylights and dormers;
asbestos removal combined with new insulation.
An important condition is that the new roof or attic-floor insulation must have an Rd value of at least 4.5 m²K/W. Simply replacing the existing roof covering without installing sufficient new insulation does not qualify for the grant.
Income category 4: up to 50% of the invoice excluding VAT, with a maximum grant of €5,750.
Income category 3: up to 35% of the invoice excluding VAT, with a maximum grant of €4,025.
Asbestos bonus: €8 per m² when asbestos removal is combined with sufficient new roof insulation. The total grant remains subject to the applicable limits.
The eligible invoice amount used for the calculation must be at least €1,000 and is capped at €11,500 excluding VAT.
A grant also remains available for the exterior walls or façades of homes owned and occupied by people in income categories 3 and 4. Eligible work includes:
filling an existing cavity wall with insulation;
insulating the outside of the façade;
insulating the inside of an exterior wall;
installing new façade cladding, rendering or facing brick in combination with exterior insulation;
demolishing and rebuilding exterior walls in combination with insulation;
removing asbestos-containing façade cladding as part of the renovation.
Standard façade work without new insulation, such as painting, cleaning, repointing or applying render, does not qualify.
For insulation installed on the exterior, an Rd value of at least 3 m²K/W is required. For insulation installed on the interior, the minimum Rd value is 2 m²K/W. Cavity-wall insulation must meet separate technical conditions and be installed by a recognised contractor.
Income category 4: up to 50% of the invoice excluding VAT, with a maximum grant of €5,000.
Income category 3: up to 35% of the invoice excluding VAT, with a maximum grant of €3,500.
The eligible invoice amount must be at least €1,000 and is capped at €10,000 excluding VAT.
Several basic conditions apply to both roof and façade work:
The house or apartment must be located in the Flemish Region.
The building must have been connected to the electricity network or first occupied before 1 January 2006.
The work must be carried out by a contractor.
The work must be fully completed before the application is submitted.
You must have a final invoice and the required contractor certificate.
The invoices must be no more than two years old on the application date.
The minimum invoice amount is €1,000 excluding VAT.
Applications must be submitted digitally through Mijn VerbouwLoket.
Ask your contractor to clearly state the insulation materials used, areas, thicknesses and insulation values on the quotation and invoice. This can help prevent problems with your grant application.
A basic grant remains available for work on the common areas of an apartment building:
For a shared roof, the basic grant is €16 per m² of roof insulation, up to a maximum of 40% of the invoice excluding VAT.
For shared exterior walls, the basic grant is €7.50 per m² for cavity-wall insulation, €15 per m² for insulation installed on the inside and €22.50 per m² for insulation installed on the outside. The grant is also limited to 40% of the invoice excluding VAT.
Owner-occupiers in income categories 3 and 4 may also be able to apply for an additional grant covering their share of the common work.
The EPC label grant was discontinued for new applications on 1 July 2026. Only people who had an approved and still-valid activation with Fluvius by 31 December 2024 can still apply under the transitional arrangements.
This grant may potentially be combined with Mijn VerbouwPremie. Check your file through Fluvius and consult the current EPC label grant conditions.
